Spring/Summer - Cooling Focused
Inspect the thermostats and their controls to ensure they’re functioning properly.
Test if the fan motor is working correctly.
Check the electrical system and all its connections.
Inspect for any mold, debris, and dust.
Remove any debris on the surface of the HVAC unit if it’s set up outdoors.
Examine any possible leaks in the refrigerant charge.
Clean the condensers and evaporator coils.
Evaluate the blades and blowers if they have the proper airflow.
Remove any clogs and clean the drain lines.
Replace all filters and any worn-out belts or pulleys.
Check for any leaks on the HVAC cabinet.
Take out any stagnant water from its drain pans.
Change batteries when needed.
Lubricate any moving parts.
Securely close the HVAC cabinet door.
Fall/ Winter - Heating Focused
Regularly check the thermostat to make sure it’s at the right temperature.
Evaluate the gas pressure and ignition burner assembly.
Inspect heat exchanger and other heating elements for any damages to prevent any carbon monoxide leaks.
Remove clogs and clean drain lines to prevent overflows.
Check for any gas leaks in your gas furnace.
Examine your flue system and make certain that it’s properly attached.
Check the heat pump.
Change the filters as often as once a month and no later than three months.
